How Homeowners Can Successfully Sell Their Own Property
1. Presentation & marketing
Without the guidance of a real estate agent, often we find the vendor has not presented the property in the best way. The key to successfully presenting the property is to present it in a way where the majority of the buyers will connect with. If you present it in a way that is out side of the box, to over the top, or in the least functional way, buyers will likely walk in a walk out not appreciating the properly for what it really can be.
Marketing is key. You must remember that realestate.com.au and domain.com.au are like a shelf in a department store. If your property doesn’t stand out, buyers will likely go to inspect the ones that do first.
2. Pricing
Often, vendors get a little emotional about their home. It’s understandable, especially when they have really enjoyed the property, and developed amazing memories while living there. This often leads to over positioning the price.
The key to successfully positioning a properties price in the market place is to make sure you target the largest majority of the buyers who would consider that type of property. By finding that sweet spot on price, it will attract the largest majority of buyers who would consider that property. By over quoting, you will only have a small sample of the buyers view the property online, leading to a small sample of buyers inspecting the home, which would limit the price achieved,
3. Negotiating the best price
A good agent is very good at asking questions. Questions that often lead to a better price.
A good agent can very quickly build rapport with a buyer which leads to a deeper understanding of what drives them and how much they spend. Vendors, when selling their own property, often focus on selling the property to every buyer.
A good agent focuses on finding out what that buyer wants that allows them to identify the buyer who will pay the most.
