As from April 2023, Melbourne is now recognised as Australia’s most populated city thanks to the surge of new housing estates and apartment developments. Although the urban sprawl continues to further spread housing areas to blur with regional lines, the desire to live within the metro area remains unwavering.

We’ve identified four of Melbourne’s most significant and impressive developments across the inner grid, explained what gives them their distinction and recognised what impact they’re making.

Alphington – YarraBend & HOME

Spanning well over 16 hectares and stretching a 300-metre frontage of the Yarra River, YarraBend is one of the largest development we’ve ever seen in Melbourne.

Located in the urban setting of Alphington, the whopping development is made up of a mix of apartments, townhouses, modern lofts and houses, totalling around 1300 residences. With estimated completion in 2026, the complex envisions a suburb within itself, complete with all the necessary amenities for forefront urban living.

The precinct features world-class health and fitness amenities including a state-of-the-art gym, 25m indoor & outdoor swimming pools and massage rooms, an artisan food district with a collection of fine restaurants, boutiques and grocers; indoor and outdoor cinemas that with smartphone app bookings, an inventive co-working space, four parks and electric car charging points.

It’s a new level of liveability within a private development. Paying homage to its lifestyle promise, YarraBend was named the future ‘world’s most liveable suburb’ in 2018, by The Future Lab. The Future Lab’s decision was influenced by the innovation, efficiency and health aspects of YarraBend, among other factors.

Once the Alphington Paper Mill, the historic site still retains some of its original buildings which have been reimagined to create a blend of industrial and contemporary living. It’s unlikely we’ll see many more developments at the same scale as YarraBend in Melbourne inner suburbs.

Armadale – Toorak Park

In the affluent suburb of Armadale, nestled between a train station and a park, the 2.5-hectare site, now known as ‘Toorak Park,’ delivers a relative sense of accessibility and affordability to this coveted inner eastern pocket. In a suburb known for its grand houses and high price tags, the 450 apartments and 18 townhouses bring much-needed supply to the area.

Across 16 towers, with building heights ranging from four to 12 floors, the development spreads out with a sense of peace and community between open spaces, which make up more than a third of the whole site. It’s a leafy micro-suburb in which residents share a swimming pool, gymnasium and barbeque facilities.

They also get a direct walkway through to Toorak station, a huge selling point and practicality when you factor in that it’s just two stops to the thriving Toorak Road hub in South Yarra, three stops to Richmond on the edge of the Melbourne Cricket Ground, and just four stops into Flinders Street and the CBD.

Although it doesn’t quite reach the heights in terms of on-site amenities that some of its rivals do, ‘Toorak Park’ is distinguished by the liveability of its location, within an elite suburb, access to public transport, parkland, shopping and dining.

St Kilda – Saint Moritz

Attracting interest from some of our most high-profile Australians – including the late cricket legend Shane Warne and football personality Sam Newman – ‘Saint Moritz’ is considered the height of waterfront living in Melbourne. On the edge of Alfred Square, with many residences enjoying outlooks over Port Phillip Bay, ‘Saint Moritz’ symbolises a new age in living that combines residential luxury with hotel style amenity, ensuring the promised exclusivity is for those with deep pockets.

Developed by Tim Gurner and designed in collaboration with Fender Katsalidis and Koichi Takada Architects, the level of quality is truly impressive. With valet parking upon arrival, chauffeur drivers and a 24-hour concierge, it’s the extraordinary services that make like here so unique. Once you’re inside, you’ll be spoilt for choice with a curated library, art gallery, wine cellar, private bar, movie theatre, dining room, wellness centre, 25 metre pool and gymnasium to enjoy at your leisure.

As for services, residents can access on-call doctors, personal training, massage therapy, private catering, childcare, housekeeping and a car wash. Property guru, Antony Catalano splashed out nearly $30 million for a penthouse within the three-building complex. Probably best not to think about the body corporate fees here, just love the lifestyle on offer.

Port Melbourne – The P.M. Apartments

Offering genuine luxury in amenities and design, residences on offer at the ‘P.M. Apartments’ in Port Melbourne are a realistic way to live the high life. Down the docking end of Port Melbourne towards the industrial district, developers Third Street saw potential to reinvent the urban precinct only 3-kilometres from the city centre, and a mere 650-metre stroll to the beach.

Designed by Elenberg Fraser, the residences here are largely apartments across the two ‘P’ and ‘M’ towers, plus there are eleven townhouses. The apartments are crafted with the exemplary use of savvy space, with a whole variety of spaces in the communal areas.

Beautifully finished, the residents’ amenities include a health & wellness retreat, a business lounge, bookable entertaining rooms and an incredible Jack Merlo- designed landscape with barbeque facilities, sweeping lawns and an infinity pool.
