Beyond the Deal | A Besser+Co. Market Update – How Investors Can Stay One Step Ahead

We’re officially in a market where investor confidence is growing, but not without its challenges.

Right now, investors are navigating a dynamic environment shaped by rising rents and regulatory shifts. In a recent conversation I had with Sam Hatzistamatis, REIV President, it’s clear that adapting to tenancy reforms and staying informed on evolving expectations is more important than ever. Those who are across the changes are the ones set up for long-term success.

On the value side, Melbourne home prices are continuing to move in the right direction. According to Cotality’s research director Tim Lawless, interest rate cuts have been a key catalyst behind the upswing. Melbourne home values rose 0.5% in June and 1.1% for the quarter.

“The first rate cut in February was a clear turning point,” Lawless said. “An additional cut in May, and growing certainty of more cuts later in the year have further fuelled positive housing sentiment, pushing values higher.”

So, the big question now is: will we see another rate cut next week?

With inflation easing, three of the four major banks are forecasting another drop in July — but it’s not guaranteed. Reserve Bank Governor Michele Bullock has made it clear the board is trying to avoid back-to-back cuts and is placing more weight on quarterly inflation data rather than monthly CPI figures.

Regardless of what happens next week, at Besser+Co. we’re seeing strong momentum on the ground. Buyer
enquiries continue to build each week, both for houses and apartments, but it’s first-home buyers who are really leading the charge.

Here’s what we’re seeing across the market:

$300,000–$800,000 range: strong activity.

$1,000,000–$2,000,000 range: building steadily.

$2,000,000–$2,500,000 range: strong interest from families looking to upsize.

And for the families out there working with budgets over $2,500,000, there’s great opportunity right now. Buyers at this level are weighing up the choice between newer-style, house-sized townhouses that require little to no work, or older homes on larger blocks that offer scope for renovation and long-term upside. Both offer real value depending on your vision.
