A Property Manager in Melbourne is responsible for managing the landlord’s property in relation to the leasing, management and relationship with the tenants. Generally, the tasks involve:
Other tasks can be performed depending on the service package acquired.

Property Managers help make a landlord’s job easy and assist in maximising the investor’s return on investment.Property Managers help landlords control the income return on their property by assessing the property’s rent, selecting reliable tenants, processing financials, checking the condition of the property during the tenancy and reassessing the correct market rent. Their goal is to make their clients less worried about their investment, so that they can focus on other matters throughout the day.

Managing a property on your own is like a second part-time job. You will need to conduct all the tasks on your own and without any guidance. Alternatively, by engaging a property manager from one of the leading property management companies who has the credentials, resources and experience to back their services makes it an easy decision for savvy investors. At Besser + Co., we pride ourselves on being industry leaders and among the top property management companies when it comes to marketing your property. This means being 100% digital to keep costs affordable and cost effective for our clients. Our website includes some of the most advanced features like 360 degree video capability and an inspection scheduling system which allows prospective tenants to book an inspection without even picking up the phone.

Being digital gives us a competitive advantage. We collect every name, number and email address for every tenant who enquires about one of our rental properties. This allows our database to match potential tenants in our system to your property and automatically notify them the moment your property hits the market.
Before a new tenant moves into your property, a detailed report is created to capture the condition of the property. This will include photos and notes on the condition of your property prior to their lease starting. This report is provided to the tenant before they move in so that they have a clear record of the way we expect them to leave the property when they eventually decide to vacate.
Regular routine inspections are conducted at Besser + Co. One of our property managers team will arrange a time to meet the tenant at the property to document its condition and keep an eye out for any maintenance they may have failed to report. Like the ingoing report, this report will include photos and notes. We will also make recommendations for what we expect the tenant to do in order to improve the condition of the property and a further section providing recommendations to the landlord.
Once the tenant returns the keys to our office, one of our team will inspect the property to report on its condition. We will report back to you with any works that are required before the new tenant moves in and use the Ingoing Condition report as a guide to ensure the property is returned in the same condition as it was leased to them. If there is a dispute with the tenant about the property condition, we are also experienced in negotiating bond deductions and representing your interests at VCAT.
Transparency and communication is of the utmost of importance when helping our clients maintain their rental properties. Our advanced maintenance software makes it easy to keep track of all active and completed maintenance, including quote management, reporting and conversations with our tradespeople, tenants and landlords.
Following up on our tenants arrears is a daily task. At Besser + Co., we pride ourselves on keeping a very low percentage rate of tenants who actually fall in arrears. This can be attributed to our aggressive follow up procedures which includes daily text messages, emails and phone calls.
We understand how important it is to find the right tenants for your property. So before we recommend a tenant to our clients, we make sure no stone is left unturned. We require all tenants to provide 100 points of ID, employment reference details, previous landlord information and other documents to ensure we get a good understanding of the type of tenant they will be moving forward.
We also do not allow any tenant to inspect a property without one of our Property Managers showing them through – this allows us to meet each potential tenant in person and learn a little bit about them.
Although we can’t guarantee nothing will go wrong during the tenancy, we do ensure that all tenants are thoroughly checked prior to us recommending them to you.
To apply for a property with Besser+Co, we require all tenants complete an online rental application through 2pply.com.au. We require all tenants to provide 100 points of ID, their previous rental property history information and their employment details.
We encourage tenants to also include payslips, bank statements and additional documents to help us gauge their current situation.
In order to give you an accurate expectation of how much we could rent your property for, we would need to initially come and inspect your property. We would then research how much similar properties have been leased for in the area. This is usually a very good indicator of the rent you could achieve for your property.
When pricing your property, it’s also important to consider what is currently available in the market. Jumping on Realestate.com.au and putting in your properties suburb, property type and bedrooms will let you scroll through the list of every property currently on the market. I recommend sorting the search by price and then going through the list and seeing at what price your property would be an attractive option.
When you sign a lease agreement, you agree that the rent will be fixed for the lease term.
If you would like the rent to increase in the middle of the lease period, this would need to be included in the lease agreement and agreed to by the tenant.
Residential leases can vary in length from a couple of months through to a couple of years.
Most tenants are looking to initially sign a 12 month lease. Once this term ends, many tend to extend their lease further signing on for another 6, 9 or 12 months+.
You want to start by checking out local real estate agencies with dedicated property management divisions. These mobs usually have skin in the game, and they actually care about their reputation in the community. Have a squiz at their Google reviews, ask your mates for recommendations, and don’t be shy about ringing them up for a proper chat. The best property managers know your suburb inside out. They can tell you the going rental rates, the quirks of the local rental market, and which streets are hot property right now. Trust your gut on this one. If something feels dodgy, it probably is.
When you’re looking for property management companies that specialise in residential rentals, you want a team that actually knows the ropes. These legends handle everything from finding quality tenants to dealing with the day-to-day dramas that inevitably come with rental properties. The good ones actively collect rent, coordinate maintenance without you having to chase them, conduct regular property inspections, and keep you in the loop with proper, detailed reports. Residential property management is their bread and butter. They should know the Residential Tenancies Act like the back of their hand.
If you’ve got an investment property, you’ll want property management companies that offer the full package. We’re talking about genuine end-to-end service here. They handle everything from tenant placement to sorting out maintenance, collecting rent, doing inspections, and even providing financial reporting for tax time. The beauty of full-service management is simple. You’ve got one point of contact for absolutely everything. You don’t run around with multiple contractors or lie awake at night worrying about whether someone’s chasing up that leaky tap.
A thorough screening process includes proper reference checks from previous landlords, employment verification, credit history checks, and sometimes even a National Tenancy Database search. The best property management companies run a proven system that actually weeds out the dodgy tenants while attracting quality renters who’ll look after your place. They verify income to make sure tenants can actually afford the rent. They check rental history to see if tenants have caused problems before. This upfront work saves you from the genuine headache of bad tenants, missed rent payments, and potential property damage down the track.
If you’re chasing companies that manage holiday rental properties in your area, look for ones that truly get short-stay management and know how to keep guests coming back. The good ones take a digital-first approach to marketing your place – think slick photos, 360° tours, and smart booking systems that keep things humming. They’ll handle everything from guest communication and key exchanges to cleaning and condition reports between stays, so you don’t have to worry with the details. The goal is to keep your property booked, your guests happy, and your returns looking good, all while freeing up your time to enjoy the benefits of owning a successful holiday rental.
Good property managers have a solid network of reliable tradies they work with regularly. We’re talking plumbers, electricians, gardeners – all those handymen that your property needs from time to time. They handle routine maintenance like lawn mowing and gutter cleaning, as well as emergency repairs when things go pear-shaped. What you want is a property manager who’ll get quotes for bigger jobs, keep you properly informed about maintenance issues, and ensure repairs get done right and at a fair price. The best property management companies run proper systems in place for tenants to easily report maintenance problems. They put urgent repairs as a priority, and schedule everything else accordingly so that both your tenants and your property are happy.
Modern property managers use digital platforms where tenants can pay rent directly via bank transfer, credit card, or even BPAY. This means rent lands in your account on time, every single time. No more excuses from tenants. Online systems also make it easier to track rent history, identify tenants who are consistently making late payments, and reduce those administrative headaches that make landlords pull their hair out. With property management firms, landlords can see their rental income in real-time through an online portal. If a property manager isn’t offering online rent collection in this day and age, then, to be fair, they’re living in the past.
Managing multiple dwellings is a whole different ball game compared to single houses. You need to find specialists who fully understand strata management, common-area maintenance, and handling multiple tenants in one location. The right property manager will also understand the economies of scale. They get better rates from tradies for bulk work, they coordinate maintenance schedules efficiently, and they actively maximise your overall return. They should also be skilled at handling tenant disputes when they arise. Let’s face it, when you’ve got multiple people living in close quarters, disagreements happen. You need someone who can sort them out.
A standard package under most property management companies includes tenant placement, rent collection, routine inspections, maintenance coordination, and financial reporting. However, you still need a clear idea of what is included upfront because, let’s be honest, nobody wants any surprises down the track. Also, cheaper isn’t always better if your package is cutting corners on important stuff like tenant screening or property inspections. Have a proper conversation about fees and what you’re actually getting for your investment. A good property manager will be upfront about their costs.
Commercial property managers are the ones who focus on spaces used for business, like offices, shops, warehouses, and industrial units. Their job are a bit trickier than residential management because commercial leases are longer, more detailed, and often involve rent reviews tied to market conditions or CPI. They also handle things like maintenance agreements, outgoings, and tenant fit-outs, making sure both the property owner and the business tenant get a fair go. A good commercial property manager understands how to keep tenants happy while protecting the owner’s investment – no wasted time, no fooling about.
The best property managers run 24/7 emergency contact numbers, and they’ve established proper relationships with tradies who can respond outside business hours. This isn’t just about tenant satisfaction, though that matters. It’s also about protecting your property from further damage. A burst pipe needs immediate attention. You can’t have a “we’ll sort it on Monday” approach. Good property managers have clear protocols for what constitutes an emergency and when to escalate issues. And such transparent working allows quick response times that can save you thousands in potential damage. Investing in property management companies that take emergencies seriously can be a lifesaver.
Google reviews are a good starting point, but you shouldn’t stop there. Check Facebook, ProductReview, and even have a look at what people are saying on local community forums. Pay attention to how the company responds to negative reviews. That tells you a lot about their customer service approach. Ask around in landlord groups or investment property networks too. Personal recommendations are absolute gold. A few negative reviews among hundreds of positive ones is totally normal. But if you’re seeing patterns of complaints about the same issues, that’s a red flag you can’t ignore.
Top-notch property managers take the tedious out of lease agreements and renewals. They sort out all the legal bits so your lease stays above board and ticks every box under Victorian tenancy laws. When renewal time rolls around, they’ll check the market, look at how the tenant’s been going, and let you know whether it’s smart to bump the rent or keep it steady. A good property manager won’t wait till the last minute either – they’ll chat with your tenants early to see what they’re planning. That way, you’ve got plenty of time to tee up new tenants if needed and dodge those empty property blues.
Any good property manager! It is the job of your property manager to do routine inspections every three to six months. They ensure regular upkeep of your property, and also identify any maintenance issues early before they become big dramas. These inspections should result in comprehensive reports with photos. You get to see the condition of your property inside and out. Regular reporting also includes financial statements showing rent received, expenses paid, and your net return. This is why good communication and transparency are very important here. You should never feel like you’re in the dark about what’s happening with your investment.
If you’re after property managers who can handle bond lodgement without making a mess, you’re in the right spot. In Victoria, rental bonds need to be lodged with the Residential Tenancies Bond Authority (RTBA) within a set timeframe, and a solid property manager will sort all that for you. They’ll make sure the bond’s lodged right, the tenant gets their receipt, and everything’s above board. When the tenancy wraps up, they’ll check for any damage beyond fair wear and tear, grab repair quotes, and handle the back-and-forth with tenants so you don’t have to. It’s a real load off your plate, and that’s exactly the kind of good service that Besser & Co. are known for.
Modern property management companies offer slick digital portals for both landlords and tenants. As a landlord, you can log in anytime to check your property’s performance. You view inspection reports, approve maintenance quotes, and download financial statements for your accountant. Tenants can use the portal to pay rent, submit maintenance requests, and access important documents like their lease agreement. The best digital platforms are mobile-friendly too. You can manage everything from your phone while you’re at the beach or having your breakfast. It makes life so much easier for everyone involved.
If you’re wondering who manages strata and body corporate properties the right way, it’s the folks who really get the ins and outs of shared property living. Strata managers make sure that the common areas are kept well-groomed, they work closely with the owners’ corporations, and they also manage the emergency funds so that everything stays compliant with the local strata laws. They also help in organising AGMs, handling the finances, and keeping maintenance on track with clear schedules. They also know how to manage the people side – balancing different owners and smoothing out any body corporate hiccups. It’s a specialised job that calls for real experience, and a good strata manager is genuinely worth their weight in gold.
If you’re on the hunt for property management firms that actually get real estate investors, look for ones that think the same way you do – like investors. The sharp ones know how to boost your returns, cut down vacancy gaps, and build solid long-term growth. They’ve the statistical data maintained too, as they keep your accounts tidy and reports clear, so tax time’s a breeze. The right managers understand the difference between repairs and capital improvements, depreciation schedules, and how to set things up for the best tax outcomes. When you’ve got a team like that on your side, you’re not just managing property – you’re setting yourself up for real wealth.
These operators understand the unique demands of platforms like Airbnb, booking.com, and Stayz. They optimise your listing with professional photos and compelling descriptions. They implement dynamic pricing to maximise revenue, and they manage guest communications from inquiry to checkout. Short-term rental managers also coordinate cleaning between stays, restock essentials, conduct frequent property checks, and handle guest reviews. The right property manager will also have proper systems for key handovers, guest screening, and handling issues that pop up during stays. It’s a completely different game to long-term rentals.
If you’re living interstate or overseas, you’ll want someone who sorts out the whole shebang for you. These full-service legends become your eyes and ears on the ground and don’t play about – they handle everything so you can invest in Aussie property without having to hop on a plane. Any reliable property manager is a top-notch communicator who keeps you in the loop no matter the time zone. You’ll get digital access to all your property info, easy as. For expats or interstate investors, having a solid and trustworthy property manager isn’t just handy – it’s a must for keeping your investment safe and sound.
