What Today’s Property Market Is Really Telling Us

The current property market is one of those moments that doesn’t come around often, and more importantly, it doesn’t last long.

There’s a lot of noise out there. Interest rates, the budget, affordability, sentiment, and I have a lot to say about it. So settle in… this read will be a little longer than normal.

But when you strip it all back, what we’re really seeing is a market defined by hesitation, selectivity, and opportunity, depending on how you approach it.

For buyers, this is a genuine window.


Ironically, the conditions that create the best opportunities are the same ones that cause hesitation.

When there’s less competition, buyers slow down. They second guess. They wait.

But history tells us what happens next.

As soon as confidence returns, often triggered by even the perception of rate relief, buyers re-enter the market at scale, competition increases, and prices follow.

That’s why the best time to buy is rarely when it feels easy. It’s when it feels uncertain. Because that’s where the opportunity sits.

Today, the Reserve Bank held the cash rate at 4.35%, pausing after multiple increases earlier this year. This provides a level of breathing space for borrowers and, importantly, introduces a degree of stability into decision-making.

For sellers, the conversation is more nuanced. If you’re simply selling, yes, buyers are more cautious and highly selective. But if you’re selling and buying in the same market, this becomes a very different conversation.

This is not a one-size-fits-all market, it’s layered, segmented, and highly dependent on quality and positioning.

Another defining shift is buyer behaviour. Buyers today aren’t rushing. They’re more considered. More patient. More discerning.

When a property aligns with their expectations, it performs. When it doesn’t, even slightly, they move on. This has created a widening gap between:

– Homes that are well presented, well located, and well marketed

In this market, quality is being rewarded, and compromise is being penalised.
