Melbourne Market Trends July 2025: What Buyers Need to Know
Over the past month, the Melbourne property market has shown steady movement: resilient buyer demand,
softer auction volumes, and a surprise rate pause that’s shaping sentiment.
In a move that surprised many economist forecasts, the Reserve Bank has held interest rates again in July,
continuing its cautious pattern of cuts and holds throughout 2025.
Following a February cut, an April hold, another cut in May, and now this latest hold, the pause reinforces
Governor Michele Bullock’s approach to balancing growth with stability. Yet with four remaining monetary policy
meetings this year, further cuts remain possible. History shows it only takes one decision to trigger a burst of
market momentum.
For buyers, that pause may be an opportunity to prepare, get your finance lined up, speak to a broker, and
connect with agents, because when the next cut lands, competition and prices are likely to pick up quickly.
According to Cotality (formally Corelogic):
– 947 properties were taken to auction in Melbourne last week, the highest volume of the year so far.
– Melbourne recorded a 76.6% preliminary clearance rate, the strongest result since May 2023 and above any
other capital.
– Nationally, preliminary clearance rates hovered at 73.9%, the highest reading since July last year, well above
the 63.8% recorded during the King’s Birthday long weekend.
– Auction numbers may soften through winter, but Melbourne’s clearance consistency above 70% demonstrates
strong demand even amid lower volumes.
At Besser+Co., we’re witnessing consistent demand across a few key market segments:
– First-home buyers are active in the $300,000–$800,000 range.
– Upsizers and families in the $1.5m–$2.5m bracket are making moves.
– Buyers over $2.5m are weighing up new turnkey townhouses versus older homes on larger blocks.
Investors are also back, attracted by tight rental supply, rising rents, and Melbourne’s relative affordability among
capital cities.
With the financial year reset and cooler months falling behind us, all planning eyes are shifting to Spring 2025.
At Besser+Co., we’re helping clients map their launches around major events like Melbourne Cup and Grand
Final weekend to ensure maximum campaign visibility. Spring selling works best with 2–3 months’ planning, time
to refine presentation, marketing, and timing to deliver results.
If you’re thinking of making a move, whether buying, selling, or investing, now is the time to start planning.
