Vacating your Property

To ensure a smooth vacate process and to have your bond released as quickly as possible, please make sure of the following:

  1. Your rent is paid in full up to your vacate date, we’ll send you an email shortly to confirm the total amount.
  2. If there has been any damage caused by you throughout the tenancy, please make sure you have these issues repaired.
  3. Replace any light globes which are no longer working
  4. Ensure the property is cleaned thoroughly. If you are engaging a cleaner, you must inspect the property after they have cleaned it to make sure they’ve done a good job. Otherwise, you may need to pay for additional cleaning.

We will provide you with a copy of your Entry Condition Report shortly and a copy of the keys which you recieved when moving into the property.

LEASE BREAK

Thank you for confirming that you’ll be moving out of your property.

Your Notice to Vacate is being processed as a Lease Break because you have either not given a minimum of 28 days notice or the date you would like to vacate is still within your lease period.

If you’re happy to proceed, please note that there are fee’s associated with breaking your lease. You will be responsible for the following:

  • Pro-Rata letting fee
  • Advertising fee
  • Rent until a new lease commences

How are your lease break fee’s calculated?

Pro-Rata Letting Fee

The ‘Letting Fee’ is the cost associated with the owner securing you as a tenant for your 12 month lease period. As you are not staying on for the entire period of your lease agreement, you are required to cover the portion of this fee between the time you vacate and the lease ending.

The pro-rata letting fee is calculated as follows:

If the owner paid 2 weeks rent (+GST) and you only stay in the property for 9 months, then you will be required to pay 3 months worth of the fee.

Eg: Your rent is $500pw and you signed a 12 month lease, the owner paid 2 weeks rent (+GST) to the agency.

The cost to the owner was $1100.

$1100 / 12 = $91.67 (Monthly pro-rata amount)

$91.67 x 3 = $275.01 (The amount you would owe if you left 3 months prior to your lease ending)

 

Advertising Fee

The cost to re-advertise the property online is $350 (inc GST)

 

Rent until a new lease commences

You are also responsible to pay the rent until a new lease commences.

In order for us to reduce the time it takes to find a new tenant, we will be in contact with you shortly about re-advertising the property and scheduling inspections.

 

Vacating your Property

  2. If there has been any damage caused by you throughout the tenancy, please make sure you have these issues repaired.
